Per-m² renovation quote: when it's reliable and when it misleads

The price per m² of a full renovation varies enormously depending on quality and scope. Why that figure alone almost never serves to compare quotes.

It's common for a client to ask "how much is a renovation per m²?" expecting a single figure, but that question has as many valid answers as there are combinations of quality and scope in a renovation.

Why the same m² can cost double

A full renovation with basic quality (standard taps, laminate flooring, basic-range accessories) can cost half as much per m² as the same renovation with high quality (designer taps, large-format flooring, home automation). Giving a "price per m²" figure without specifying the quality range is practically useless for comparison.

Which variables affect the price per m² most

The scope of the renovation (finishes only or complete installations too), whether there are layout changes involving new partitions, the previous condition of the home (more demolition work in very old homes) and the finish range chosen are the variables that move that indicative price the most.

When it is useful as a reference

The price per m² makes sense as a very general first approximation so the client gets an idea of the range, always accompanied by a clarification of which qualities and scope correspond to that figure. It should never replace an itemised quote before committing to a price.
