Waterproofing paint is one of the cheapest solutions for treating a walkable terrace, but also one of the shortest-lived if the client isn't properly told what maintenance it needs.

Indicative durability

A quality waterproofing paint, well applied on a walkable surface with moderate traffic, usually lasts between 3 and 6 years before needing touching up, compared with 10-15 years or more for systems such as asphalt sheet or sprayed polyurea. Wear from footsteps, dragged furniture and solar radiation shortens that life.

Why it wears sooner in walkways

Unlike a prefabricated sheet of uniform thickness, the paint forms a relatively thin layer that wears unevenly: faster in areas of frequent passage than in corners or little-used areas, which can create weak points sooner than expected if not checked.

An annual visual inspection is recommended and, depending on the wear observed, a reinforcement coat every 2-3 years in higher-traffic areas, long before a real leak appears. Explaining this preventive maintenance to the client from the start prevents them interpreting a periodic repaint as a failure of the original work.
