How much does it cost to repair a leak and why is the source hard to find?

One of the most repeated phrases by roofing technicians is that "the stain isn't where the problem is", and it's literal: water can travel several metres inside the roof before appearing visible on the ceiling.

Why the source is hard to locate

Water follows the path of least resistance inside the roof structure (under the tile, over the insulation, along a beam), so it can get in at one point and appear dripping metres away. Locating the real source may require checking loose tiles, flashings, gutters and service penetrations (chimneys, aerials) before finding the cause.

Why the "repair a leak" quote varies so much

A fixed quote without a prior inspection is risky: the repair can be as simple as refitting a few slipped tiles, or as complex as redoing a whole section of waterproofing if the source is a degraded membrane. That's why many professionals charge for a separate inspection visit before giving a repair price.

Spot repair versus general overhaul

If the roof is of some age, fixing only the located point may not prevent a new leak at another nearby point months later. Offering the client the option of a general overhaul of the roof, not just the leak point, usually avoids repeated visits.
