Most leak emergencies come with the first heavy autumn rains, and a good part of them could have been avoided with a preventive check at the end of summer.

What a complete inspection includes

A maintenance check should cover: the condition of tiles or roofing pieces (broken, displaced or lifted), cleaning gutters and downpipes of accumulated leaves and summer dirt, the state of the ridge mortar and finishing, checking flashings at chimneys and singular points, and verifying the fixing of any added elements (aerials, solar panels).

Why it's best done before autumn

Spotting a lifted tile or a blocked gutter on a dry summer day lets you repair it calmly, without the pressure of an active leak letting water in during a downpour. In addition, many autumn-winter faults are really problems already present that only show when heavy rain arrives.

Offering it as a maintenance contract

As with air conditioning, offering a scheduled annual roof check gives the client peace of mind ahead of the rainy season and gives the professional a recurring, plannable source of work, instead of relying only on unforeseen emergencies.
