Plasterboard pricing is almost always calculated per m² of finished partition or ceiling, with material and labour included, although the final price varies with the type of board and the finish required.
Guideline price per m²
As a market reference in Spain, a simple plasterboard partition (standard board on one face, or two depending on the design) with a compound finish ready to paint usually runs around €25–40/m²; a plasterboard ceiling, between €20–35/m²; and a dry-lining (lining an existing wall) tends to be somewhat cheaper per m² as it doesn't need a complete frame on both sides.
What raises the price above the base rate
Acoustic or thermal insulation inside the partition, moisture-resistant or fire-resistant board, double board per face (better sound insulation), ceilings with levels or design recesses, and top-quality compound finish (level Q3–Q4, ready for very demanding paint) raise the price per m² above the standard rate.
Why itemise frame, board and finish
Splitting the item into frame (framing), board and compound finish helps the client understand why two partitions of the same size can cost different amounts depending on the insulation or type of board chosen.
